Prepared for sellers and listing brokers. Units owned and operated, realized dispositions, institutional lenders used, and what the closings actually required — every figure taken from a recorded settlement statement, furnished on request.

Prepared for prospective equity partners. How much was raised, what was returned and over what hold — approximately $11,505,000 of equity assembled across two Las Vegas communities and approximately $21,832,038 returned at disposition.

Sponsor profile & credit summary

Prepared for lenders. Borrowing history since 2007, including a $15.68M Freddie Mac loan and an $11.86M securitized facility defeased at sale. No foreclosures, bankruptcies, deeds in lieu or loan modifications. Both Las Vegas facilities carried full-recourse guarantees signed personally.

Two 216-unit Las Vegas communities, acquired for $36,125,000 and sold for $58,000,000. Both exited profitably, both returned capital to the partners who funded them.

Spanish Oaks Apartments

216 units · 2301 S Valley View Blvd, Las Vegas, NV · held 4 yr 9 mo

Acquired May 2016 for $14,725,000, sold February 2021 for $28,500,000. The sale required defeasing an $11,868,243 securitized facility and retiring a $3,442,494 supplemental loan, executed without delaying closing.

The Arbors Apartments

216 units · 2666 S Decatur Blvd, Las Vegas, NV · held 2 yr 8 mo

Acquired August 2016 for $21,400,000 on a $15,000,000 full-recourse bridge at 7%. The bridge was retired in full four months later and replaced with a $15,680,000 Freddie Mac loan through Berkadia. Sold April 2019 for $29,500,000.

Twelve condominiums bought in 2007, built from there to 375 units and homes across Pinellas and Hillsborough counties — communities in Clearwater and St. Petersburg, 42 units in Tampa, 56 homes in Largo — operated through our own management company rather than a third party.

Kansas City, MO 64131 · Waldo / South Plaza

A 102,000 SF, four-story concrete building on 8.9 acres, formerly the Shalom Geriatric Center. Rezoned MPD with approved uses including nursing home, senior housing and medical offices, and residential use up to 21.6 units per acre.

724 NE 79th Terrace

Kansas City, MO 64118 · North Kansas City

A 32,238 SF skilled nursing facility on 4.03 acres in the metro's premium healthcare corridor. Holds the last known viable Certificate of Need for a skilled nursing facility in the Kansas City metro, with active 75-bed rights and a pathway to 150 beds.
